Our HMO Inspection Service
Our Two-Step Inspection Process
Step 1: Initial Hazard Assessment
During our initial visit, we conduct a thorough inspection of your HMO property, identifying potential hazards and areas of non-compliance. This comprehensive check includes:
- Fire safety measures
- Electrical systems
- Structural integrity
- Sanitation and water supply
- Ventilation and lighting
- Room sizes and occupancy limits
- General property maintenance
- Damp and mould
- Fire Door Inspection
We document all findings using our tablet-based system, ensuring accuracy and efficiency.
Step 2: Follow-Up Inspection (Optional)
After the initial assessment, we offer an optional follow-up inspection. This second visit is designed to verify that identified hazards have been adequately addressed and that the property now meets safety standards. Many landlords find this step valuable for ensuring full compliance, but it’s not mandatory.
If you’re confident in your ability to address the issues independently, or if minimal corrections were needed, you may choose to skip this step.
What We Look For During Inspections
Our inspections are thorough and cover all aspects of HMO safety and compliance. Key areas we assess include:
- Fire detection and alarm systems
- Fire escape routes and emergency lighting
- Fire Doors (fit for purpose)
- Electrical safety, including wiring and appliances
- Damp and mould issues
- Tripping hazards and general safety of flooring
- Window and door security
- Kitchen and bathroom facilities
- Heating systems and energy efficiency
- Pest control measures
- Drainage and roof (visual)
We also ensure that the property meets current HMO licensing requirements, including room sizes, amenities provided, and occupancy limits.
How We Document and Report Hazards
Our documentation process is designed for clarity and actionability:

- Photographic Evidence: Where appropriate, we take photos to illustrate hazards or areas of concern.
- Detailed Reports: Our system generates comprehensive reports that clearly outline:
- Each identified hazard or compliance issue
- The specific location within the property
- The severity of the issue (Category 1 or Category 2)
- Recommended solutions or actions to resolve the problem
- Quick Delivery: Reports are typically available within 24-48 hours of the inspection.
- Easy-to-Understand Format: Our reports use clear language and a structured format, making it easy for landlords to understand and act on the findings.
